How To Add Serious Value To Your Home

Renovations are always a big undertaking and they can be a lot of fun (if you’ve done the appropriate research and know exactly what you’re letting yourself in for, of course) – but if your overall goal is to add value to your home, which projects would be best to start with?

You might want to consider installing new glazing at your Tameside property, given figures from Real Homes showing that while it could set you back around £25,000 to do this, new windows will add up to £60,000 to the value of a four-bed house… so, as you can see, it’s certainly worth doing.

If your home has single glazing, this is definitely a project that should be at the top of the list since double and triple glazing will certainly make your home more appealing to prospective buyers if you have plans to sell up and move on in the near future.

If you plan to stay put, upgrading your windows in this way will improve the warmth and energy rating of your property, so you’ll feel snug and have more money in your back pocket at the same time.

Another way to add value to your house is to consider converting your garage. This is a great idea if you want more ground floor space but don’t want to spend vast amounts on a new extension. A basic conversion should cost you between £850 and £1,150 per square metre, so it could cost upwards of £20,000 to complete – but remember that in doing so, you could add £50,000 to the value of your house.

Those of you living in cities who are keen to increase their living spaces while adding value might want to consider a balcony or a roof terrace. Doing this could add an impressive £10,000 to the value of your home, although the installation costs will vary depending on what work needs to be done and what structural changes have to be carried out.

A recent Post Office Money report found that homeowners who chose to renovate their homes estimated that the value of the properties had climbed on average from £210,000 to £250,000, with the renovation work most likely to add value found to be installing a new kitchen, fitting walk-in wardrobes and landscaping the garden.

The company analysed property listings and found that houses on the market that had done work of this kind were put up for sale for an average of ten per cent more than other similar properties that hadn’t been done up.
